Who buys Dubai — and should you?
Four very different investors are all buying in Dubai right now. They're playing different games with different horizons. Knowing which one you are is the first real decision you make.
Dubai property is often discussed as if it were a single asset class with a single kind of buyer. It isn't. There are roughly four distinct buyer profiles. Your job in this lesson is to work out which one you are.
Profile one: the resident user-buyer
A resident user-buyer lives in the UAE and intends to live in the property they buy. The purchase is a lifestyle decision dressed up as an investment.
This buyer tends to buy ready property, not off-plan — they want to move in. They don't care much about rental yield. They care about finish quality, neighbourhood convenience, service charges, and whether their kids' schools are within a reasonable drive.
Profile two: the yield-focused investor
The yield-focused investor wants monthly cash flow. They buy units where rental demand is reliably strong — typically studios and one-bedrooms in JVC, Business Bay, Marina, or newer Dubai South projects — and measure success in net yield after service charges, agency fees, and voids.
Profile three: the Golden Visa buyer
The Golden Visa buyer isn't buying property because they want property. They're buying property because they want UAE residency. A qualifying AED 2m+ investment unlocks a ten-year renewable Golden Visa — which in turn unlocks banking, schooling, and a base in a politically stable region.
Profile four: the flip-and-run trader
The flip-and-run trader buys off-plan early, usually at launch, and sells the contract before handover for a premium.
In a hot market, this can be extremely lucrative. In a cooling market, it is how people get caught holding.

Most readers turn out to be some blend of profiles two and three — a yield-producing asset that also qualifies them for a Golden Visa. That's a defensible strategy, and it's the implicit default the rest of this course is built around.
